First, take a moment and look at the minutes of the condominium association board meetings and see what owners are discussing with the board. Reading the minutes will reveal any projects that may be underway at the complex, owner observations and or complaints.
Secondly, get a copy of the certificate of insurance. This is a summary of the association’s policy. Most condo owners will insure their own belongings, along with any other items not covered by the association’s policy. It is wise to know exactly what the condominium association policy covers and what you will be responsible for.
Find out if the complex is “renter-friendly”. If the renter population is over 10%, there should be clear rental policies, perhaps listed in the by-laws or tacked on as an amendment.
Finally, find out if there are any deed restrictions on pets. Even if you have a darling, interior-dwelling feline, it could be prohibited in some buildings.
